As of March 2026, the median sale price for homes in Mesquite reached $300,000, marking a 3.6% increase from the previous year. This growth indicates a steady demand in the local real estate market. However, homes are now spending an average of 85 days on the market, a significant rise from 50 days last year, suggesting a more balanced market between buyers and sellers. Additionally, the number of homes sold in March increased to 123, up from 106 in the same month last year, reflecting a 16% year-over-year growth in sales volume.

The rental market in Mesquite has also seen changes. The average rent as of March 31, 2026, is $1,380, which is below the national average of $1,910. This represents a 1.6% decrease compared to the previous year, offering more affordable options for renters in the area.
New Housing Developments
In response to the growing need for affordable housing, The NRP Group, in partnership with the City of Mesquite Housing Finance Corporation, has broken ground on The Fielder, a 288-unit affordable housing community. This development aims to provide housing for residents earning between 50% to 70% of the Area Median Income (AMI), addressing the city’s workforce housing shortage.
